Average UK house prices rose by 0.3% between April and May 2026, according to the latest UK House Price Index.

The May data shows an annual increase of 2.7%, taking the average UK property value to £271,000. The index covers house price changes across England, Scotland, Wales and Northern Ireland.

In England, average prices rose by 0.1% from April and by 2.3% over the year, bringing the average property value to £292,000. Regional data showed the North West had the largest monthly increase at 1.4%, while London recorded the biggest monthly fall at 1.2%.

The North East recorded the strongest annual price rise in England, at 5.9%. London had the weakest annual performance, with prices down by 3.7% over the year and an average property price of £545,000 in May.

The English regional figures put average prices at £164,000 in the North East, £220,000 in the North West, £209,000 in Yorkshire and the Humber, £241,000 in the East Midlands and £248,000 in the West Midlands. Average prices stood at £338,000 in the East of England, £381,000 in the South East and £303,000 in the South West.

By property type in England, detached homes averaged £474,000 in May, up 2.5% annually, while semi-detached homes averaged £291,000, up 4.1%. Terraced homes averaged £244,000, up 3.2%, but flats and maisonettes averaged £217,000, down 2.2% from May 2025.
